Additions That Add More Value To Your Home

When it comes to selling a house, there’s a lot to keep in mind. Age, location, and surrounding areas are all factors that are hard to control. However, what you can control is the home itself. While making improvements to your home can sometimes be a large undertaking, the payoff is almost always worth it. If you’re thinking about selling a house sometime soon, here are a few additions that add more value to your home.

Attic Bedroom

Increasing the amount of usable space in a home is one thing that immediately adds more value to a house. The attic, often overlooked as a simple storage space, can have more value than it would seem at first. Converting a bare attic into a livable space not only increases the amount of usable square footage, but it also attracts buyers that may need additional rooms for larger families.

Backyard Deck

Another way to add more livable space is by adding a deck onto the back of the house. This feature can be quite cost-efficient compared to adding on entirely new rooms and is extremely attractive to potential buyers who enjoy the outdoors. Decks are most useful in areas where weather is temperate year-round, so consider the local climate before adding one to your home.

More of a remodel than a full addition, opening the floor plan does add more livable square footage to your home. This is becoming a much-desired quality of new homes as housing trends move away from highly separated rooms. If you can afford to knock out a few walls or cabinets, the payoff from the extra space in the end will be well worth it.

A home’s kitchen is one of the areas that, with just a few additions, can really make a difference in a home’s price. Adding more cabinets or counter space to a kitchen can be a huge money-maker when selling. Adding new appliances can also boost the sale price. The kitchen is one of the most utilized rooms in a home, so don’t skimp on the details.

Landscaping

It can be easy to forget how much the house’s outer appearance also factors into the valuation of a home. Good landscaping with new trees, flowers, or gardens can add the curb appeal necessary to get new potential buyers inside the house itself. While you don’t need to create an unbelievable garden entrance to your home, a little landscaping does go a long way.

Whether you decide to make a few or all these home additions to add more value to your house, the important thing to remember is to keep it within budget. All the additions in the world won’t be helpful if they cost you more than you’ll be getting back from them.
